Why the Repairs Are Needed
During our regular inspections of the roof of the Manor House, we identified that tiles along the north elevation of the west range were overhanging dangerously. Over the centuries, the timber battens that support the roof tiles have deteriorated and sagged, and the mortar bedding beneath them has also weakened.
This has created two serious risks:
To people, as loose tiles could fall during strong winds or snow; and
To the building itself, as any gaps that open up could expose and damage the fragile wattle and daub interior of the historic gable wall.
To protect visitors and staff while work was underway, we installed a scaffold tunnel beneath the affected area and cordoned off a section of the orchard, where access is temporarily restricted.
How We’re Carrying Out the Repairs
Our experienced contractor, DPB Homes was engaged for the project.
The repairs involved:
Carefully lifting and setting aside roof tiles for re-use
Stripping the roof covering up to 1.2 metres wide to the apex
Strengthening the connection between the barge rafters and adjacent roof structure using HD straps
Installing new felt and battens
Re-laying the original tiles with a new tiled undercloak to maintain the roof’s historic appearance
All works are being undertaken under the guidance of our professional advisors:
Ecological Surveys Ltd, ensuring that the works comply with our bat licence and ecological commitments; and
The Goddard Partnership, overseeing the project to ensure it follows best practice and conservation legislation.
